CONDITIONS OF APPROVAL <br /> <br /> 1. That the development substantially conform with the plans, <br /> Exhibit A, on file with the Planning Department, except as <br /> modified by these conditions. <br /> <br /> 2. That the development shall be limited to the list of uses on <br /> Attachment A. <br /> <br /> 3. That the applicant install an 8t tall, split-faced masonry <br /> block wall to the rear of the retail building. The final <br /> design of the wall shall match the existing walls to each <br /> side and shall be submitted for review and approval by the <br /> Planning Director prior to issuance of any building permits. <br /> This wall should be installed prior to the start of <br /> construction on any of the on-site improvements. <br /> <br /> 4. That the design of the on-site parking and building lights be <br /> submitted for review and approval of the Planning Director <br /> prior to issuance of any building permits. The applicant <br /> shall utilize a shoebox type light fixture in order to <br /> minimize glare to adjacent properties. The height of all <br /> light standards shall be such that no glare is directed to <br /> the adjacent residential properties. <br /> <br /> 5. That the final building design for the restaurant pad be <br /> submitted for separate review and approval by the Planning <br /> Commission and City Council. <br /> <br /> 6. That the entire site shall be maintained in a clean and <br /> orderly manner at all times. No equipment, dilapidated <br /> vehicles, products, etc., shall be stored outside of any <br /> building. In the event that blowing trash becomes a problem, <br /> the applicant shall be responsible for installing additional <br /> mitigation measures as required by the Planning Director. <br /> <br />7. That at no time shall any roof-mounted mechanical equipment <br /> project above the roof parapet of any building. <br /> <br /> 8. That at no time shall any vehicle maintenance (such as <br /> overhauls, oil changes, tire changes, etc.) be allowed <br /> on-site in conjunction with the service station operation. <br /> <br />9.
