EXHIBIT A <br /> Conditions of Approval, Case PUD-87-17 <br /> August 18, 1987 <br /> <br />1. That the development be substantially as shown on <br /> the site plan, grading plan and conceptual house <br /> designs and elevations, Exhibit A on file with the <br /> Planning Department. <br /> <br />2. That a final fencing plan be submitted for review <br /> and approval by the Planning Director prior to <br /> submittal of the tentative map. <br /> <br />3. That the proposed grading plan for lot 8 be revised <br /> to eliminate the need for a retaining wall unless <br /> otherwise determined by the Planning Director. <br /> <br />4. That all the common open area located to the rear <br /> of lots 1 and 17-25 be incorporated into a common, <br /> passive open space landscape area to be irrigated <br /> and planted by the developer. The planting within <br /> this area shall consist of a combination of ground <br /> cover, numerous trees and other appropriate <br /> landscaping (includes irrigation). The applicant <br /> shall submit a detailed final landscape plan for <br /> this area to {he Planning Director for review and <br /> approval prior to action on the tentative map. <br /> <br />5. That all of the open space areas to be irrigated <br /> and landscaped by the developer shall be maintained <br /> by a Homeowners' Association. The final <br /> Association and landscape maintenance agreements <br /> shall be submitted to the satisfaction of the CIty <br /> Attorney prior to the final map. <br /> <br />6. That the minimum site development standards shall <br /> be as follows: <br /> <br /> Front yard 23' <br /> Side yard 5' <br /> Rear yard 20' <br /> <br /> Final development standards for accessory <br /> structures shall be submitted for review and <br /> approval by the Planning Director prior to approval <br /> of a tentative map for the site. All other uses <br /> and site development standards shall be those of <br /> the R-1-6500 District. <br /> <br /> 7. That the design of the proposed public street <br /> connection at Independence Drive and any necessary <br /> median modifications be submitted for review and <br /> approval of the City Engineer in ~onjunction with <br /> the tentative map. <br /> <br /> <br />
