ORDINANCE NO. 1331 <br /> <br /> EXHIBIT "B" <br /> <br /> Conditions of Approval PUD-87-7 <br /> <br /> 1. That the uses for the site shall be those of the C-C (Central <br /> Commercial) District plus "automobile sales and service <br /> including new and used car sales." <br /> <br /> 2. That, except as modified herein, the development shall be <br /> substantially as shown on the topographical map, site plan, <br /> drainage plan, floor plans, building elevations and landscape <br /> plan on file with the Planning Department. <br /> <br /> 3. That the developer be responsible for its pro-rata share of <br /> the interim street improvements at the intersection of Santa <br /> Rita Road and Pimlico Drive and the intersection of the <br /> westbound 1-580 off-ramp and Tassajara Road as determined by <br /> the City Engineer. However, the developer reserves the right <br /> to protest the amount of the total expenditure for said <br /> improvements as well as the method of spread and actual <br /> spread of the costs amongst the participating projects. <br /> <br /> 4. That additional planting areas be installed at the eastern <br /> end of the rows of parking located to the south of the Audi <br /> showroom, to the north of the Lincoln Mercury showroom and <br /> along the southern property line as shown on the conceptual <br /> landscape plan on file with the Planning Department. <br /> <br /> 5. That at no time shall balloons, banners, pennants, automobile <br /> racks, or other attention getting advertising devices be <br /> utilized on the site. <br /> <br /> 6. That the parking lot lighting plan utilize approximately 16' <br /> tall shoe box style fixtures. A final detailed lighting plan <br /> shall be submitted for review and approval of the Planning <br /> Director prior to the issuance of any building permits. <br /> <br />7. That at no time shall any vehicle maintenance be conducted <br /> outside the confines of the buildings. <br /> <br />8. That the entire site shall be maintained in a clean and <br /> orderly manner at all times. No car parts, dilapidated <br /> vehicles, tires or related automotive equipment shall be <br /> stored outside of the buildings. <br /> <br />9. That the parking spaces located within the common access <br /> driveway along the southern property line be eliminated. <br /> <br />10. That the applicant shall submit a revised comprehensive sign <br /> program for review by the Planning Commission. <br /> <br /> <br />
