PRZ-I 4, Exhibit "A' <br />June 18, 2002 <br /> <br />Co <br /> <br />Chapter 18.84., Site, Yard, Bulk, Usable Open Space and Landscaping Regulations <br />Section 18.84.080, Front Yards - Requirements and Exceptions: <br /> <br />No solid fence, brick and screen block walls, chain-link fence, hedge, or other screen <br />planting in a required front yard in all zoning districts other than the R-I-20,000, R-1- <br />40,000, and A districts shall exceed a height of thirty inches ~ (30") <br />...~'~ ~;"~'....~... Open fencing such as wrought iron, split rail, picket-style, or other similar <br />types of open fencing may be located in a required front yard, provided that the open <br />fence maintains a maximum height of forty-two inches (42"). In coniunction with the <br />open fence, a solid base of brick or split-face block up to a height of eighteen inches <br />(18") may be constructed so long as the total fence height does not exceed forty-two <br />inches (42"), and decorative columns, caps, or pilasters up to a height of forty-eight <br />inches (48"), generally separated by a distance of six feet (6' 0") may be constructed. <br />Open picket-style fencing is defined as fencing which consists of narrow vertical boarcl~, <br />generally three inches (3") to four inches (4") in width, and with a minimum of thirty- <br />three-percent (33%) of the fence area being open. <br /> <br />..i__r.* *~o*.i._. *~o...~ hHigher_ decorative structures or planting screens incorporated into an <br />identifiable landscaping scheme may be located in a required front yard, provided that: <br /> <br />No such structure or screen shall exceed six feet (6' 0") in height except decora- <br />tive arched gateways, which may be a maximum of eight feet (8' 0") in height; <br /> <br />The total lineal dimensions of such structures and/or screens shall not exceed <br />twenty percent &the lot frontage; and, <br /> <br />w <br /> <br />No structure on the property provided for herein shall occupy any easement for <br />public utility purposes. <br /> <br />In addition, no structure or planting of any type shall pose a traffic site obstruction as <br />regulated in Section 18.84.110. <br /> <br />No solid fence, chain link fence, hedge, or other screen planting in a required front yard <br />in the R-I-20,000, R-I-40,000, or A districts shall exceed a height of thirty, inches <br />~"~ ~'"~ ~a!f feet (30") in [~.h, except that wrought-iron, split-rail, or other similar <br />types of open fencing may be permitted by the zoning administrator.
