ORDINANCE NO. 1318 <br /> <br /> EXHIBIT "B" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-87-8 <br /> <br />1. That the development shall substantially conform to the plans <br /> on file with the Planning Department, except as modified by <br /> these conditions. <br /> <br />2. That unless modified by this development plan, the uses and <br /> development standards of the R-1-20,000 District shall apply <br /> to this site. <br /> <br />3. That access for all building sites within the development <br /> shall utilize the proposed public street and that access form <br /> Parcel 6 directly onto Foothill Road shall be prohibited; <br /> Foothill Road setbacks for Parcel 6 shall be a minimum of 25 <br /> feet from the property line; that installation of solid-type <br /> fencing shall also be setback an identical minimum 25 feet <br /> from Foothill Road property line. <br /> <br />4. That the developer shall apply for and receive City approval <br /> for the corresponding subdivision of the property. <br /> <br />5. That a fifty foot building setback area for habitable <br /> structures shall be established parallel to the western <br /> boundary line of Parcel 3. <br /> <br />6. That residential structures for the development shall be <br /> limited to those utilizing: <br /> <br /> a. architectural style compatible with "rural" or "country" <br /> setting of the project; <br /> b. materials and colors which blend with rather than <br /> contrast against the natural elements/setting of the <br /> site; and <br /> c. structural scale which will not result in an obtrusive <br /> appearance beyond the limits of the site. <br /> <br /> An Architectural Review Committee shall be established for <br /> the project to review and approve the residential structures <br /> for the project based on the criteria listed above; <br /> membership of said Committee shall include at least one <br /> licensed architect. <br /> <br />7. That the residence for Parcel 6 shall be designed such that <br /> elevation(s) visible from Foothill Road shall include a <br /> variety of architectural and structural components <br /> representative of the overall house design. <br /> <br />8. That a tree report be completed for the project prior to the <br /> submission of the tentative map, detailing the provisions for <br /> preservation and maintenance of trees proposed to remain on <br /> <br /> <br />
