11. That the developer shall install a minimum four foot (4') <br /> wide separated, P.C.C. sidewalk, at property line, along the <br /> Pleasant Hill Road frontage of the site from Stoneridge Drive <br /> to the existing sidewalk at the south property line. <br /> <br />12. That the developer shall design and install an emergency <br /> vehicle access road along the north bank of Gold Creek, <br /> within the Emergency Vehicle Access Easement, from Springdale <br /> Avenue to Pleasant Hill Road in order to provide access for <br /> fire suppression and flood control purpose. This access road <br /> shall be a minimum of twelve feet (12') in width, have <br /> minimum inside radii of thirty-four feet (34') be capable of <br /> supporting a fire engine in all weather conditions, have an <br /> AC berm or equivalent on the creek side, be paved with A.C., <br /> P.C.C., or other all weather surface acceptable to the City <br /> Engineer, slope away from the creek, and be completed to the <br /> satisfaction of the City Engineer. A driveway access and <br /> suitable vehicle access control shall be provided on each <br /> end. <br /> <br />13. That the applicant shall redesign the entrance driveway off <br /> of Stoneridge Drive to eliminate any conflicting vehicular <br /> movements, said redesign shall be submitted for review and <br /> approval by the City Engineer and Planning Director prior to <br /> issuance of any building permits. <br /> <br />14. That the final design of the perimeter fence be submitted for <br /> review and approval of the Planning Director prior to <br /> issuance of any building permits. <br /> <br />15. That all uses and site standards for the project shall be <br /> those of the RM-4000 zoning district. <br /> <br />16. That automatic opening sectional roll-up garage door be <br /> utilized throughout the project. <br /> <br />17. That the final design of the emergency access driveway <br /> leading to Pleasant Hill Road shall be reviewed and approved <br /> by the City Planning Director, Engineering Department and <br /> Fire Marshal prior to issuance of any building permits. <br /> <br />18. That the applicant shall submit the final color scheme for <br /> review and approval by the Planning Director prior to <br /> issuance of any building permits. <br /> <br />19. That the applicant shall be responsible for the installation <br /> and maintenance of all landscaping along the street frontages <br /> of the site. <br /> <br />20. That construction pursuant to a valid building permit shall <br /> commence within one year. Failure to do so will result in <br /> the expiration of the development plan approval. <br /> <br />21. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference, except conditions 12, 14, 23, 25, 29 and 46. <br /> <br /> <br />
