The Specific Plan specifies the policies associated with the dedication and/or <br />acquisition of the rights-of-way for the realigned Vineyard Avenue and school <br />loop road. It was contemplated that dedication would occur as projects develop. <br />and any acquisition would occur as necessary to incorporate the required <br />infrastructure. That portion of the Vineyard Avenue right-of-way within the <br />Property (approximately 1.9 acres) is to be dedicated as a condition of <br />development. Three acres o£the Additional Right-of-Way are to be dedicated in <br />exchange for the approved density. The acquisition of the remaining 2.0-acre <br />portion of the Additional Right-of-Way and the portion of the Additional Property <br />necessaD' for the Mitigation Land. the Sewer Pump Station. and the Detention <br />Basins is to be funded via the Specific Plan fees assessed as projects within the <br />Corridor develop. Property Owner will not be compensated for the land <br />necessaD' for Storm Drains and Ouffalls. <br /> <br />In order to construct the roadway improvements contemplated by the City and the <br />District in a financially feasible way. the right-of-way must be dedicated at no <br />cost at this time. with eventual payment, if contemplated in the Specific Plan. <br />taking place as development occurs, as originally contemplated. <br /> <br />PG&E has planned a 230KV transmission line in the Vineyard Corridor and has <br />received approval from the State of California Public Utilities Commission to <br />construct this line in the new right-of-way of Vineyard Avenue. if available by <br />July 1. 2002. or. if not. within the existing right-of-way.
