Corridor. the early construction of which benefits the Property by allowing it to <br />develop relatively independently of other properties in the Specific Plan area. <br /> <br />The terms and conditions of approval of this Development AgTeement have <br />undergone review by the City at duly noticed public hearings. The Cit> has <br />determined that the Dex elopment A~eement is consistent with the Citv's General <br />Plan and the Specific Plan. Further, it finds that the Development Agreement <br />provides benefits to the City in that it allows timely construction o£the <br />elementary school, improves the safety of Vineyard Avenue. and furthers the <br />implementation of the Specific Plan with its planned housing, a~icultural open <br />space, community park, and extensive trails. The City has conducted its review of <br />this Development Agreement pursuant to the requirements of Go~emment Code <br /> <br />Section 65864 et sec;. and, on, ,200Z adopted Ordinance <br /> <br />No. __ approving the Development Agreement. <br /> <br />NOW THEREFORE. it is agreed by the City and Property Owner as tbllows: <br /> <br />Property Subiect to the Development Awceement: Successors and Assi.ons. All of <br />the Property shah be subject to this Development Agreement.
