ORDINANCE NO. 1309 <br /> <br /> EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL OF PUD-86-12 <br /> <br />1. That the development be substantially as shown on the site <br /> plan, floor plans, siting plans, and bulding elevations, <br /> Exhibit A, on file with the Planning Department. <br /> <br />2. That the textured paving area be eliminated from the site <br /> plan. <br /> <br /> 3. That the monolithic sidewalk proposed along the north side of <br /> the cul de sac be extended west to serve the remaining two <br /> parcels. <br /> <br /> 4. That a final street tree plan exclude use of any Flowering <br /> Plum species an be submitted for review and approval by the <br /> City Engineer in conjunction with the tentative map. <br /> <br /> 5. That the applicant submit a detailed fencing plan for review <br /> and approval by the Planning Director prior to issuance of <br /> any building permits. The design of wood fencing along the <br /> street side of the corner lot shall be more appealing than <br /> the standard good neighbor fencing. <br /> <br /> 6. That the applicant shall be responsible for the installation <br /> of all fencing. Said fencing shall adhere to the approved <br /> fencing plan and shall be installed prior to occupancy of the <br /> units. <br /> <br /> 7. That all uses and site standards for the project shall be <br /> those of the R-1-6500 zoning district except as modified by <br /> the approved plan (Exhibit A) and the following deviations: <br /> <br /> Principal Structure <br /> <br /> Front yard 20 ft. min.* <br /> Side yard 5 ft. min. <br /> Street side 10 ft. min. <br /> Building Separation 10 ft. min. <br /> Rear yard 20 ft. min.** <br /> <br /> , Can be reduced to 10' minimum as per siting plan. <br /> <br /> ** Can be reduced to 15' minimum provided private usable <br /> open space is a minimum of 900 sq. ft. and has a <br /> rectangle inscribed within it, no dimension less than <br /> 15' <br /> <br /> Class I Accessory Structures <br /> <br /> Side yard 3 ft. min. <br /> Rear yard 3 ft. min. <br /> <br /> - 3 - <br /> <br /> <br />
