20. That the developer shall submit a site development plan to <br /> Engineering Services for review and approval prior to the <br /> issuance of any building permit or tree removal. .Specific <br /> items to be reviewed include the following: <br /> <br /> a. All existing and proposed utility tie-ins to the <br /> development and existing and proposed utilities in the <br /> area of the proposed bus turnout and shelter. <br /> <br /> b. All existing or proposed on-site public utilities. <br /> <br /> c. Any development features (including trees) which are to <br /> be placed on or adjacent to the existing public storm <br /> drain system along the east property line of the <br /> development or along any public sidewalk. <br /> <br />21. That the developer shall reconstruct the median island in <br /> West Las Positas Boulevard, at his cost, to install a left <br /> turn stacking lane from West Las Positas Boulevard <br /> (westbound) into the site if required to do so by the City <br /> Engineer at the time of final design and review of the site <br /> development plan. <br /> <br />22. That in the event a major tenant is not secured to occupy <br /> building A/C then the applicant would be required to submit <br /> detailed revised plans for review by the Planning Director <br /> with notice of the adjacent properties owners. <br /> <br />23. That this development shall be subject to all Standard <br /> Conditions of Development attached hereto and made part of <br /> this case except for Numbers 12, 13, 14, 29, 33, 46, 49 and <br /> 54. <br /> <br /> <br />
