EXHIBIT <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Department <br /> <br />2. That small project growth management approval must be granted <br /> for the additional lots prior to filing a tentative <br /> subdivision map creating more than the thirty-nine lots <br /> within this project which have growth management approval. <br /> <br />3. That the developer shall submit plans and specifications for <br /> all common driveways to the Planning Director for approval <br /> prior to the issuance of building permits for the affected <br /> lots; said driveways shall be of sufficient width to provide <br /> safe access to all lots served, shall provide satisfactory <br /> emergency vehicle access, including turn-around capability, <br /> shall provide sufficient off-street parking for the lots <br /> served, and shall include provisions to control runoff. <br /> Reciprocal easements shall be provided over all "legs" of <br /> flag lots for which common access will be shared. Driveway <br /> plans shall include proposed fencing and landscaping along <br /> driveways. <br /> <br /> 4. That a 7 foot wide easement shall be recorded on the revised <br /> final map for the site along the entire southern portion of <br /> Lot 37A on which fences and other structures shall not be <br /> permitted, in order to ensure a 20 foot wide unimpeded <br /> emergency access to Lot 37B. <br /> <br /> 5. That Lot 24A be reduced in size by moving its eastern <br /> property line westward so that it is in line with the eastern <br /> property line for Lot 24B, thus increasing the size of Lot 23 <br /> to essentially its original size. <br /> <br /> 6. That the building pad for Lots 24A shall be located generally <br /> in the center of the Lot no higher than 540 feet in <br /> elevation; the pad for Lot 17A shall be located consistent <br /> with the applicable front yard setbacks. <br /> <br /> 7. That a grading plan be submitted for Planning Director <br /> approval prior to application for a building permit on Lots <br /> 17A, 21B, and 24A for which no graded building pad has been <br /> provided. <br /> <br /> 8. That all lots on the new cul-de-sac shall have 35 feet of <br /> frontage. <br /> <br /> 9. That the bench swale at the northwest border of Lot 18 be <br /> extended to the northeastern property line. <br /> <br /> 10. That a 10 ft. P.S.E. be established along the westerly <br /> boundary of Lot 10A. <br /> <br /> <br />
