Exhibit "B", Conditions of Approval <br /> PUD-02-2M <br /> <br />All conditions of Case PUD-02 and PUD-02-1M shall remain in full force and effect ex- <br />cept as modified by this approval. <br /> <br />The construction-timing deadline for the "Office Development Plan" portion of the <br />"Bemal Property PUD" shall match that of the "Development Agreement" entered into <br />between the City of Pleasanton and GHC Bernal Investors LLC covering the "Bernal <br />Property PUD". This condition shall supersede Condition No. 2, Page 1 of 12 of the <br />"Conditions of Approval for the Office Development Plan" (PUD-02~ Ordinance No. <br />1814). <br /> <br />The project developer shall submit a waste generation disposal and diversion plan to the <br />Building Department prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and how the <br />project developer shall recycle at least fifty percent (50%) of the job site construction and <br />demolition waste. Proof of compliance shall be provided to the Director of Building In- <br />spection prior to the issuance ora final building permit. During demolition and construc- <br />tion, the project developer shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only". The project developer shall contact Pleasanton <br />Garbage Service for all waste disposals. Only that portion of trash and recycling waste <br />refused by Pleasanton Garbage Service shall be disposed of or diverted by another <br />trash/recycling company. <br /> <br />The site shall be hydro-seeded or other options considered to address the visual impacts <br />of the vacant site during the interim period prior to construction. <br /> <br />At the time the applicant submits plans for the annual review of the plan check approval, <br />the Planning Director shall review those plans to determine if any new City poli- <br />cies/programs developed during the past year can be incorporated into the project without <br />resulting in major changes to the project. The Planning Director shall then forward a <br />copy of this action to the Planning Commission who will then have fifteen (15) days to <br />request that the matter be scheduled for its review at a public hearing, lfthere are no ap- <br />peals or the Planning Commission grants approval, the plan check can be completed and <br />it will be good for one (1) year. <br /> <br />< END > <br /> <br /> <br />
