EXHIBIT "B" <br /> ORDINANCE NO. 1369 <br /> <br /> 1~D-88-6 <br /> <br /> 6/21/88 <br /> <br /> 1) That the development be substantially as shown on the <br /> plans, Exhibit A, on file with the Planning Department, <br /> except as modified by the following. <br /> <br /> 2) That the proposed pylon sign shall be redesigned to a <br /> low-profile monument sign, approximately 6' tall and 8' <br /> wide. The final design of this revised sign shall be <br /> submitted for final review and approval of the Planning <br /> Director prior to installation. In addition, the <br /> proposed white background color of the sign face should <br /> be revised to an off-white color in order to diffuse the <br /> starkhess of the face. <br /> <br />3) That the permitted uses for the structure shall be <br /> limited to the proposed flower/gift shop use only. Any <br /> future deviation from this use shall require submittal <br /> of a separate PUD modification application. <br /> <br />4) That the applicant shall relocate the trash enclosure <br /> immediately adjacent to the striped loading area and <br /> convert the previous location to landscaping. The final <br /> design of this revision, in addition to the final design <br /> of the trash enclosure, shall be submitted for final <br /> review and approval of the Planning Director prior to <br /> the issuance of any building permits. <br /> <br /> 5. That the proposed traffic mitigation measures for <br /> Hopyard Road, Owens Drive and EB 1-580 off-ramp be <br /> interim and done at the time it is deemed necessary by <br /> the City Engineer~ these improvements shall be bonded <br /> for by the applicant for both the installation and <br /> removal at the time building permits are taken out for <br /> the project, unless the improvements have been <br /> previously bonded for. If said improvements are <br /> required to be constructed, then the City shall spread, <br /> if feasible, the cost in proportion to the prorata <br /> square footage share of all buildings whose approval was <br /> made possible by these mitigation measures. <br /> <br />6) That the applicant shall widen the Hopyard Road entrance <br /> driveway to a minimum 35' width. The final design shall <br /> be submitted for final review and approval of the <br /> Planning Director prior to issuance of any building <br /> permits. <br /> <br />7) That all development shall be subject to all Standard <br /> Conditions of Development, attached hereto and made a <br /> <br /> <br />
