)T~D-BS-2-2D-LM <br /> <br /> 1. That the project be substantially as shown on the plans, <br /> Exhibit A, on file with the Planning Department, except that <br /> no additional service area be permitted. Separate <br /> application for the service area may be submitted in the <br /> future if an off-site auto drop site is obtained. <br /> <br /> 2. That the applicant shall install additional, <br /> architecturally-compatible, trash enclosures to the rear of <br /> each building. The location, design and number of additional <br /> trash enclosures shall be submitted for review and approval <br /> by the Planning Director prior to the issuance of any <br /> building permits for the project. All enclosures shall be <br /> installed at the same time that signage modifications are <br /> taking place. <br /> <br /> 3. Vehicle parking shall be limited only to designated, <br /> authorized parking areas. <br /> <br /> 4. That red curbs and/or "No Parking" signs be required by State <br /> law to enable enforcement be installed in various locations <br /> throughout the project site as directed by the Fire Marshal <br /> prior to issuance of any building permits for the project. <br /> The applicant shall contact the Fire Marshal to conduct an <br /> on-site inspection in order to identify those areas that <br /> shall be maintained as no parking zones at all times. <br /> <br />5. That the existing and proposed interior showroom areas shall <br /> not be converted to office space. <br /> <br /> 6. That the applicant shall submit a separate application for <br /> installation of on-site directional signs for review and <br /> approval of the Planning Director prior to issuance of any <br /> building permits for the proposed modification. <br /> <br />7. That the applicant shall repair and repaint the areas of the <br /> previous wall-mounted Subaru signs prior to installation of <br /> the new sign. <br /> <br />S. That the applicant shall submit a final site plan depicting <br /> additional on-site parking spaces that meet the requirements <br /> of the Municipal Code and provide all the necessary open fire <br /> lanes as required by the Fire Marshal.
