Separate application for the service area may be submitted in the future if an off-site auto drop site is obtained. 2. That the applicant shall install additional, architecturally-compatible, trash enclosures to the rear of each building. The location, design and number of additional trash enclosures shall be submitted for review and approval by the Planning Director prior to the issuance of any building permits for the project. All enclosures shall be installed at the same time that signage modifications are taking place. 3. Vehicle parking shall be limited only to designated, authorized parking areas. 4. That red curbs and/or "No Parking" signs be required by State law to enable enforcement be installed in various locations throughout the project site as directed by the Fire Marshal prior to issuance of any building permits for the project. The applicant shall contact the Fire Marshal to conduct an on-site inspection in order to identify those areas that shall be maintained as no parking zones at all times. 5. That the existing and proposed interior showroom areas shall not be converted to office space. 6. That the applicant shall submit a separate application for installation of on-site directional signs for review and approval of the Planning Director prior to issuance of any building permits for the proposed modification. 7. That the applicant shall repair and repaint the areas of the previous wall-mounted Subaru signs prior to installation of the new sign. S. That the applicant shall submit a final site plan depicting additional on-site parking spaces that meet the requirements of the Municipal Code and provide all the necessary open fire lanes as required by the Fire Marshal.
