Resolution No. PC-2001-47 <br />Page 3 <br /> <br /> Exhibit B <br /> PUD-99-1-2M <br />PUD Extension of Lemoine Ranch Estates <br />Planning Commission - October 10, 2001 <br /> <br />The proposed PUD development plan modification, PUD-99-1-2M, shall conform <br />substantially to the narrative, Exhibit A, dated "Received July 5, 2001", on file with the <br />Planning Department. <br /> <br />2. PUD-99-1 shall lapse and become null and void one year from the effective date this case <br /> (case PUD-99-1-2M), unless a final map is recorded prior to this time. <br /> <br />3. Except as modified by conditions above, all conditions of Case PUD-99-1 and TR-7176 <br /> shall remain in full force and effect. <br /> <br />The project developer(s) are encouraged to utilize "Green Building" practices in <br />constructing new buildings. Before the issuance of building permits, the project <br />developer shall submit to City staff the green building provisions that would be <br />incorporated into the proposed project's construction. The project developer shall then <br />meet with City staff to review these provisions. The project developer shall modify the <br />proposed measures if, following this review, them are other, more cost effective measures <br />which can feasibly be done for comparable cost as those initially proposed. Prior to <br />construction, the final list of green building measures shall be provided to the Planning <br />Commission for information. <br /> <br />The project developer(s) are encouraged to implement the following measures with the <br />construction of the structures covered by this approval so that the owners can install roof- <br />mounted photovoltaic systems in the furore: <br /> <br />a. Install electrical conduit and cables from the roof/attic areas to the buildings' main <br /> electrical panels. <br /> <br />b. Engineer roof trusses to handle an additional load of five pounds (5 lbs.) per sq. ft. <br /> beyond that anticipated for roofing. <br /> <br />c. Provide an area near the electrical panel for the "inverter" required to convert the <br /> direct current output from the photovoltaic panels to alternating current. <br /> <br />d. Install a bi-directional electrical meter. <br /> <br />If developer(s) decides to incorporate the above measures into the project, these measures <br />shall be shown on the building permit plan set submitted to the Planning Director for review <br />and approval before issuance of the first building permit.
