Resolution No. PC-01-43 <br />Page 4 <br /> <br /> EXHIBIT "B" <br />PV-44/PADR-369 <br />CONDITIONS OF APPROVAL <br /> <br />The proposed addition shall conform substantially to the site plan, floor plan, <br />and elevation drawings marked "Exhibit A" and dated "Received May 22, <br />2001", on file with the Planning Department, except as modified by these <br />conditions. <br /> <br />2. AIl appropriate City permits shall be obtained prior to the construction of the <br /> building addition. <br /> <br />The variance and design review approvals shall lapse within one year from the <br />date of approval unless a building permit is issued and construction has <br />commenced and is diligently pursued toward completion, or an extension of <br />the variance and the design review approval has been approved by the City. <br /> <br />4. The colors and materials of the addition shall match the existing structure. <br /> <br />The building permit for the addition shall also address any necessary <br />corrections required to bring the workshop (formerly a garage) into compliance <br />with the Uniform Building Code. <br /> <br />6. All site improvements shall be limited to the hours of 8:00 a.m. and 5:00 p.m., <br /> Monday through Friday. All construction equipment must meet DMV noise <br /> standards and shall be equipped with muffling devices. No demolition or <br /> construction is permitted on Federal holidays. <br /> <br />7. Plans can only be submitted to the Building Department after the completion of <br /> the 15 day appeal period for this approval unless the applicant submits a <br /> written statement acknowledging that all plan check fees may be forfeited <br /> should the item be appealed and the design modified. <br /> <br />[end] <br /> <br /> <br />
