Resolution No. PC-01-43 Page 4 EXHIBIT "B" PV-44/PADR-369 CONDITIONS OF APPROVAL The proposed addition shall conform substantially to the site plan, floor plan, and elevation drawings marked "Exhibit A" and dated "Received May 22, 2001", on file with the Planning Department, except as modified by these conditions. 2. AIl appropriate City permits shall be obtained prior to the construction of the building addition. The variance and design review approvals shall lapse within one year from the date of approval unless a building permit is issued and construction has commenced and is diligently pursued toward completion, or an extension of the variance and the design review approval has been approved by the City. 4. The colors and materials of the addition shall match the existing structure. The building permit for the addition shall also address any necessary corrections required to bring the workshop (formerly a garage) into compliance with the Uniform Building Code. 6. All site improvements shall be limited to the hours of 8:00 a.m. and 5:00 p.m., Monday through Friday. All construction equipment must meet DMV noise standards and shall be equipped with muffling devices. No demolition or construction is permitted on Federal holidays. 7. Plans can only be submitted to the Building Department after the completion of the 15 day appeal period for this approval unless the applicant submits a written statement acknowledging that all plan check fees may be forfeited should the item be appealed and the design modified.
