Resolution No. PC-01-40 <br />Page 12 <br /> <br />50. <br /> <br />Prior to approval of the final map, the applicant shall post with the City an <br />additional performance bond for all subdivision improvements that are not to be <br />accepted by the City of Pleasanton. <br /> <br />Geotechnical <br /> <br />51. <br /> <br />The developer shall comply with the recommendations of the geotechnical report <br />prepared by Earth Systems Consultants and entitled "Geologic and Geotechnical <br />Engineering Study" dated January 2000 and the letter submitted by Alan Kropp & <br />Associates dated April 25, 2000. The project developer's geotechnical consultant <br />shall review and approve all foundation, retaining walls, drainage, and <br />geotechnical aspects of the final development plans to ensure that the <br />recommendations have been properly incorporated into the development. The <br />consultant shall certify by writing on the plans or as otherwise acceptable to the <br />Director of Building Inspection that the final development plan is in conformance <br />with the geotechnical report approved with the project. <br /> <br />52. <br /> <br />The project developer shall arrange and pay for the geotectmical consultant to <br />inspect and approve all foundations, retaining walls, and drainage geotechnical <br />aspects of project construction. The consultant shall be present on site during <br />grading and excavation operations. The results of the inspections and the as-built <br />conditions of the project shall be certified in writing by the geotechnical consultant <br />for conformance to the approved plans and geotechnical report and submitted to <br />the City Engineer and Director of Building Inspection for review and approval <br />prior to occupancy. <br /> <br />Building <br /> <br />53. <br /> <br />The plan check materials will be accepted only after the effective date of the <br />project approval (30 days from the City Council adoption of the ordinance), unless <br />the applicant submits a signed statement acknowledging that the plan check fees <br />may be forfeited in the event that the approval is overtmmed or the design is <br />significantly changed as a result ora lawsuit. In no case shall a building permit be <br />issued prior to the expiration of the 30-day effective period. <br /> <br />54. To initiate the building permit plan check process, the applicant shall submit the <br /> following: <br /> <br />Three (3) full-size sets of construction plans (wet-stamped and signed); <br />Two (2) sets of the necessary structural and Title 24 calculations; <br />Two (2) copies ora site specific soils report; <br />The completed Building Questionnaire; and <br />The necessary fees. <br /> <br /> <br />
