Resolution No. PC-01-36 <br />Page 10 <br /> <br />Engineering Department Requirements <br /> <br />31. <br /> <br />32. <br /> <br />33. <br /> <br />34. <br /> <br />35. <br /> <br />36. <br /> <br />The rough grading for this project shall be allowed in conjunction with the <br />adjoining Delco project. <br /> <br />37. <br /> <br />The developer shall install street frontage improvements along the project's <br />Vineyard Avenue per Chapter 19.40.010 of the Pleasanton Municipal Code and to <br />the satisfaction of the City Engineer. These improvements shall be consistent <br />with the street design standards approved in the Vineyard Avenue Corridor <br />Specific Plan and may include, but are not necessarily limited to, grading, curb <br />and gutter, sidewalk, paving, storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, traffic control devices, landscaping, and automatic <br />irrigation systems. The developer shall receive credit towards their pro rata share <br />of specific plan fees for any improvements to Vineyard Avenue which have been <br />identified as a cost to be shared by all properties in the Plan area. <br /> <br />38. <br /> <br />The applicant shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage control <br />measures, including concrete-lined V-ditches, to protect all cut and fill slopes <br />from surface water overflow. This plan shall be subject to the review and <br />approval of the City Engineer and/or the Director of Building Inspection prior to <br />the issuance of any building permits. <br /> <br />The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount <br />of this bond will be determined by the City Engineer. <br /> <br />The applicant shall dedicate to the City for street right-of-way purposes those <br />parcels of land intended to be public streets and grant an easement to the City <br />over those parcels needed for public service easements (P.S.E.) and which are <br />approved by the City Engineer or other easements which may be designated by <br />the City Engineer. <br /> <br />The design for the line, grade, and structural sections for the streets serving this <br />development shall be subject to final review and approval by the City Engineer. <br /> <br />All existing wells on the site shall be removed or sealed, filled and abandoned <br />pursuant to Alameda County Ord. 73-68, prior to the start of grading operations <br />unless Zone 7 retains specific wells for observation wells, or special approval is <br />obtained from the City Engineer for temporary use of an existing well for <br />construction water. Any wells designated for abandonment or any wells, <br />encountered during construction, are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br /> <br />All existing septic tanks or holding tanks shall be removed or sealed, filled, and <br />abandoned, pursuant to the requirements of the Alameda County Department of <br />Health Services. <br /> <br /> <br />
