Said signage shall state "Parking for Electrical Vehicles <br />Only, Contact Building Owner for More Information". These changes shall be <br />shown on the building permit set submitted for review and approval by the <br />Planning Director before issuance of a building permit. <br /> <br />15. <br /> <br />The project developer shall install a bench(s) and ashtray/waste receptacle in a <br />designated smoking area at a distance of no less than 20 ft. from the building <br />entrance. This change shall be shown on the building permit plan set submitted <br />for review and approval prior to the issuance of a building permit. <br /> <br />16. <br /> <br />The design of the bike racks shall be shown on the building permit plans and shall <br />be subject to the review and approval of the Planning Director prior to the <br />issuance of a building permit. <br /> <br />17. <br /> <br />Prior to occupancy of the building expansion, the property owner or its successors <br />shall submit to the Planning Director and the City's TSM Coordinator for review <br />and approval a project specific Transportation Systems Management (TSM) plan <br />which identifies measures needed to obtain the objective of less than 28 vehicle <br />trips to or from the project site during the AM peak hour and less than 28 vehicle <br />trips during the PM peak hour. The City staff shall conduct annual traffic counts <br />at the site to determine whether or not the above-mentioned objectives are being <br />achieved. Should the annual counts show that the above-mentioned objectives are <br />not being meet, the property owners, within three (3) months of written <br />notification by the City, shall submit a revised TSM plan to the Planning Director <br />and the City TSM Coordinator for review and approval which clearly identifies <br />the additional measures that will be implemented to meet the objectives. <br /> <br />18. <br /> <br />Prior to occupancy of the office building expansion, the property owner or its <br />successors in interest (owner) shall enter into an agreement with the City of <br />Pleasanton (City) to provide that: <br /> <br />the owner shall either not protest the establishment of an assessment district, <br />or shall affirmatively vote for the creation of the district or other mechanism <br />to pay the construction costs for the 1-680/West Las Positas Boulevard <br />freeway interchange, or alternative traffic mitigation improvement(s) <br />selected by the City Council, depending on the manner of creation of the <br />funding mechanism; <br /> <br />the owner retains the right to protest that the allocation of costs among <br />various properties is inequitable under the above-mentioned funding <br />mechanisms; and, <br /> <br />in the event the assessment mechanism appears to impose economically <br />infeasible levels of costs upon the site, the City agrees to explore alternative <br />financing methods. <br /> <br /> <br />
