Resolution No. PC-2001-34 Page 3 Exhibit B Conditions of Approval Case PSDR-76/Subdivision Signs 4456 Foothill Road The two subdivision signs shall be substantially as shown on the elevation drawings and related materials, Exhibit A, marked "Received April 16, 2001," on file with the Planning Department, except as modified by these conditions. Minor changes to the plans may be allowed subject to prior approval by the Planning Director, if found to be in substantial conformance with the approved exhibits. Installation of the signs shall not commence until the approval of the final map for Case PUD-99-01 and TR-7176 becomes effective. All conditions of Case PUD-99-01 and TR-7176 shall remain in full force and effect, except as modified by these conditions. The signs shall not be located within the drip lines of existing trees to remain on site. Prior to the issuance of a building permit, the applicant shall revise the plans to address this condition of approval. The location of the signs is subject to the review and approval of the Planning Department. To illuminate the signs, the applicant shall use energy efficient compact fluorescent light bulbs. Prior to the issuance of a building permit, the applicant shall revise the plans to address this condition of approval. The sign illumination system shall be installed with a light sensor. The sensor shall be set to turn the lights off dawn and to turn the lights on at dusk. Prior to the issuance of a building permit, the applicant shall revise the plans to address this condition of approval. The sign copy style shall be as shown on the elevation drawings of Exhibit "A". Prior to the issuance of a building permit, the applicant shall remove the following statement from the plans: "Letter style shall be approved by the owner." There shall be no additional slgnage on the subject property without prior approval. All applicable City permits for the signs shall be obtained prior to the installation of the signs.
