PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-29 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF GORDON JUE (JUE'S <br />TAEKWON-DO), FOR CONDITIONAL USE PERMIT APPROVAL, AS <br />FILED UNDER CASE PCUP-130 <br /> <br />WHEREAS, <br /> <br />Gordon Jue (Jue's Taekwon-Do), has applied for a conditional use permit <br />to operate a martial arts studio in an existing shopping center (Oak Hills <br />Shopping Center) located at 5460 Sunol Boulevard, Suites 7 and 8; and <br /> <br />WHEREAS, zoning for the property is C-N (Neighborhood Commercial) District; and <br /> <br />WHEREAS, <br /> <br />at its duly noticed public hearing of June 13,2001, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />reconunendations of the City staff concerning this application; and <br /> <br />WI-IEREAS, projects of this nature are categorically exempt from the requirements of <br /> the California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />The proposed location of the conditional use is in accordance with <br />the objectives of the zoning ordinance and the purpose of the <br />district in which the site is located. <br /> <br />The site of the proposed use is located in the C-N (Neighborhood <br />Commemial) zoning district which conditionally permits music and dance <br />schools that are similar to martial arts studio. One of the purposes of the <br />neighborhood commercial center is to provide locations to offer <br />commodities and services to the residents of Pleasanton. The proposed <br />martial arts studio provides a physical conditioning service that would be <br />available to the community. <br /> <br />The proposed location of the conditional use and the conditions <br />under which it would be operated or maintained will not be <br />detrimental to the public health, safety, or welfare, or materially <br />injurious to the properties or improvements in the vicinity. <br /> <br />As proposed, this use should not generate any unusual demands on existing <br />parking for the shopping center. The proposed use is to be operated entirely <br />indoors and activities should not interfere with adjacent uses. <br /> <br /> <br />
