Resolution No. PC-2001-20 <br />Page 3 <br /> <br /> EXHIBIT "B" <br /> CONDITIONS OF APPROVAL <br /> Case PCUP-28 <br />Modacar Auto Accessories and Winfred Toy <br />3687 Old Santa Rita Road, Suite #27 <br /> <br />The use shall substantially conform to the site plan, floor plan, and <br />narratives, Exhibit "A", dated "Received March 29, 2001" on file with the <br />Planning Department, except as modified by the following conditions. <br />Minor changes to the exhibits may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br /> <br />This conditional use permit approval is for the sale of used vehicles within <br />the subject suite (3687 Old Santa Rita Road, Suite #27) only. <br /> <br />A maximum of one (1) vehicle for sale is allowed on the site at any one <br />time, and the vehicle must be displayed or stored inside the tenant suite. <br /> <br />No signs or attention-getting devices are approved as a part of this permit <br />for the proposed use. If new signs or sign modifications are desired to <br />advertise the use in the future, the applicants shall submit a separate sign <br />design review application for review by the City and receive approval <br />prior to the sign installation or modification. <br /> <br />If the operation of the use results in major conflicts pertaining to parking, <br />noise, traffic, or other impacts, at the discretion of the Planning Director, <br />this conditional use permit may be referred to the Planning Commission for <br />subsequent review at a public hearing. If necessary, the Commission may <br />modify or add conditions of approval to mitigate such impact, or may <br />revoke said conditional use permit. <br /> <br />{end} <br /> <br /> <br />
