Resolution No. PC-01-17 <br />Page 5 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PUD-03 <br /> <br />The PUD development plan, design guidelines, and house design for Lot 1 shall <br />be substantially as shown on the development plans and related materials, Exhibit <br />"A" (dated "Received "August 1, 2000, and January 18, 2001"), on file with the <br />Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance to the approved exhibits. <br /> <br />Approval of this PUD shall not take effect until the recording of the annexation <br />map and description by LAFCO. <br /> <br />The permitted and conditionally permitted uses for the PUD-RDR (Planned Unit <br />Development-Rural Density Residential) zoned portions of the property shall be <br />as follows: <br /> <br />a. Permitted Uses: One-family dwellings, accessory structures, private <br />stables for keeping of up to four horses, household pets, and small family day care <br />homes as specified in Chapter 18.32 (R-1 One-Family Residential District) of the <br />Pleasanton Municipal Code. <br /> <br />b. Conditional Uses: Second units and home occupations, as specified in <br />Chapter 18.32 (R-1 One-Family Residential District) of the Pleasanton Municipal <br />Code. <br /> <br />The permitted and conditionally permitted uses for the PUD-A (Planned Unit <br />Development-Agriculture) zoned portions of the property shall be as follows: <br /> <br />a. Permitted Uses: <br /> <br /> i. One-family dwellings, accessory structures, private stables for <br />keeping of up to four horses, household pets, and small family day care homes as <br />specified in Chapter 18.32 (R-1 One-Family Residential District) of the <br />Pleasanton Municipal Code are permitted uses within the existing developed <br />portion of Lot 3. In addition, the two existing second units (300 square foot <br />modular and 1,400 square foot "carriage house") are approved uses for Lot 3. <br />Should one or both of the two existing second units be voluntarily demolished <br />and/or removed, then only one second unit shall be permitted on Lot 3. <br /> <br /> ii. The existing undeveloped portions of the PUD-A zoned property <br />shall be limited to grazing of four or fewer horses for private, noncommercial use <br />and public trails for recreational purposes. <br /> <br />b. Conditional Uses: Home occupations, as specified in Chapter 18.32 (R-1 <br />One-Family Residential District) of the Pleasanton Municipal Code within the <br /> <br /> <br />
