Resolution No. PC-01-17 <br />Page 3 <br /> <br />and minimize visual impacts from the valley floor. No significant forms <br />of landscaping would be removed for the proposed development. <br /> <br />Adequate public safety measures have been incorporated into the <br />design of the plan. <br /> <br />Several public safety measures have been incorporated into the design of <br />the proposed development plan. The City's Fire Department has found <br />that the curve radii, width, and slopes of the existing access road are <br />satisfactory and that fire and emergency vehicles can negotiate the road. <br />Because the site is located outside of the five-minute emergency response <br />time, the new homes are required to be equipped with automatic <br />residential fire sprinklers. A fire management plan has also been prepared <br />that includes measures to reduce fire intensity. The buildings will be <br />constructed to meet the requirements of the Uniform Building Code, Fire <br />Code, and other applicable City codes. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The proposed development plan takes into account the City's desire to <br />preserve open space and significant vegetation and to reduce grading on <br />hillsides within the Pleasanton foreridge area. The developer is proposing <br />to cluster development in the flattest portions of the site and preclude <br />development in the remaining open space. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed PUD development <br />plan, design guidelines, and house design for Lot 1 are consistent with the <br />General Plan, West Foothill Road Corridor Overlay District, and purposes <br />of the PUD ordinance. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-03, the application of Clay and <br />Schelly Frades for PUD Development Plan approval to subdivide an <br />existing 77.5 acre parcel located at 4120 Foothill Road into three parcels <br />measuring approximately 61.16 acres, 11.22 acres, and 5.09 acres, subject <br />to the conditions shown in Exhibit "B," attached hereto and made part of <br />this case by reference. The 61.165-acre parcel would contain an existing <br />single-family dwelling with detached garage, two existing secondary units, <br />and two existing storage barns. On the 11.22-acre parcel, a future home <br />would be developed with a maximum size of 6,500 square feet. On the <br />5.09-acre parcel, a new 4,680 square foot, two-story home is proposed. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br /> <br />
