90. <br /> <br />91. <br /> <br />92. <br /> <br />All subdrains shall have clean-out installed at the beginning of the pipe. <br />The bottom of the pipe shall terminate in a storm drain or other storm <br />drain outfall, subject the approval of the City Engineer. The project <br />developer's engineer shall submit a final subdrain location map to the City <br />Engineer prior to the City's acceptance of the Public Improvements. It <br />shall be the responsibility of the homeowner to relocate the subdrains if, <br />during the excavation of a pool or other subsurface structure, the subdrains <br />are encountered. All lots covered by this PUD Development Plan shall <br />have disclosures identifying the locations of the subdrains to the future <br />homeowners. The disclosure shall be recorded over the lots by separate <br />instrument with recordation of the final subdivision maps. The disclosure <br />shall be reviewed by the City Attorney before recordation. <br /> <br />The perimeter of all building foundations shall be designed with <br />subdrains. Said drains shall be connected to the street gutter or other <br />means determined to be acceptable to the City Engineer. <br /> <br />The project developer shall obtain all necessary State and Federal agency <br />environmental permits before approval of the final subdivision map or, at <br />the discretion of the City Engineer and Planning Director, the issuance of <br />a grading permit. <br /> <br />92. <br /> <br />94. <br /> <br />95. <br /> <br />96. <br /> <br />97. <br /> <br />The storm drainage from each lot shall be directed to the street or to an <br />approved storm drain system in accordance with Sections 2907(b)(5) and <br />7012(d) of the 1988 Uniform Building Code unless otherwise approved by <br />the Director of Building Inspection and the City Engineer. <br /> <br />Unless otherwise approved by the City Engineer, all fill and cut slopes <br />shall be 3:1 horizontal to vertical. This change shall be shown on the <br />tentative subdivision map submitted for review and approval by the <br />Planning Commission. <br /> <br />With recordation of the final subdivision map, the project developer shall <br />abandon all access rights to Old and New Vineyard Avenue. <br /> <br />If required, the project developer shall construct transit shelters with trash <br />receptacles at locations determined by the Planning Director and the City <br />Engineer. The shelter and trash receptacle design shall be approved by the <br />Planning Director prior to issuance of project building permits. An <br />encroachment permit shall be obtained prior to installation. Lighting shall <br />be provided if determined necessary by the City Engineer. <br /> <br />All utilities required to serve any existing or proposed development on-site <br />shall be installed underground, unless otherwise determined by the City <br />Engineer. <br /> <br />Page 24 <br /> <br /> <br />
