The proposed location of the conditional use and the conditions <br /> under which it would be operated or maintained will not be <br /> detrimental to the public health, safety, or welfare, or materially <br /> injurious to the properties or improvements in the vicinity. <br /> <br />The proposed project will have adequate off-street parking to meet the <br />project demand and would not adversely impact the adjacent properties. <br />The proposed expansion would provide room for additional <br />telecommunications equipment and should not create adverse impacts on <br />the adjacent uses. Interior space improvements will be in accordance with <br />the City's Building and Fire Codes. Any area of possible concern has <br />been conditioned so that the proposed use will meet all applicable <br />Municipal Code requirements and would be operated in a non-nuisance <br />manner. <br /> <br />The proposed conditional use will comply with each of the <br />applicable provisions of the Zoning Ordinance. <br /> <br />The site's Central-Commercial zoning conditionally permits the <br />establishment of public utility equipment buildings. The proposed use <br />expansion complies with all relevant sections of this ordinance. <br /> <br />WHEREAS, <br /> <br />the proposed expansion to the telecommunications equipment building is <br />compatible with the surrounding businesses and residences, and the <br />architectural style of the proposed addition is compatible with the existing <br />and surrounding buildings. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PCUP-20/PDR-81, the application of Pacific Bell for a <br />conditional use permit and design review approvals to construct an <br />approximately 8,700-square-foot, one-story addition and related site <br />improvements to the existing Pacific Bell switching facility located at 120 <br />Ray Street, subject to the conditions shown in Exhibit "B," attached hereto <br />and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br /> <br /> <br />
