Trash enclosures which are sized to contain dumpsters with an individual capacity of 1.5 cubic yards located within five feet of combustible walls, openings, or combustible roof eaves shall be provided with an automatic fire sprinkler system. 49. The applicant shall ensure that fire protection facilities, including all surface roads, fire hydrants, and a water supply capable of furnishing the required fire flow shall be installed and serviceable prior to and during the time of construction. When alternate methods of protection are as approved by the Fire Chief, this requirement may be waived or modified. Proposed alternative methods of fire protection shall be submitted, in writing, to the Fire Chief. Work on the alternative fire protection methods shall not start without the approval of the Fire Chief. 50. 51. 52. The applicants shall provide 45 ft. inside/55 ft. outside turning radii along the internal drive aisle that is located between the Spring Street and Ray Street driveways. Details of the parking lot turning radii shall be shown on the plans submitted for issuance of building permits and shall be subject to review and approval by the Fire Chief prior to issuance of a building permit. No speed bumps shall be placed within the drive aisles of the project site unless otherwise approved by the Planning Director and Fire Chief. The driveway gates shall have a Knox key/Knox box override subject to review and approval by the Fire Chief. Police 53. If required by the Police Department, the building(s) shall be equipped with an alarm system, the type to be approved by the Police Department and that this system shall be installed prior to occupancy of the building. 54. 55. Engineering The applicant shall submit a final drainage plan prepared by a licensed civil engineer depicting all on-site drainage control measures. This plan shall be subject to the review and approval of the City Engineer and/or the Director of Building Inspection prior to the issuance of any building permits. The applicant shall submit a refundable cash bond for construction hazard prior to issuance of an Engineering or Building Department permit. The amount of this bond will be determined by the City Engineer. 56. The haul ronte for all materials to and from this development shall be approved by the City Engineer prior to the issuance of an encroachment permit.
