Resolution No. PC-01-06 <br />Page 3 <br /> <br />will be administered by the City's Building and Public Works <br />Departments. <br /> <br />Adequate public safety measures have been incorporated into the <br />design of the proposed development plan. <br /> <br />Proposed homes are conditioned to be designed to meet the requirements <br />of the Uniform Building Code, other applicable City codes, and State of <br />California mandated noise, energy, and accessibility requirements. All <br />streets meet City standards and are adequate to handle anticipated traffic <br />volumes. Adequate access is provided to all structures for police, fire, and <br />other emergency vehicles. The applicant for this development would <br />construct a public sanitary sewer lift station designed to process the <br />effluent generated by this project and the remaining development covered <br />by the Vineyard Avenue Corridor Specific Plan. <br /> <br />The proposed development plan conforms to the purposes of the <br />PUD District. <br /> <br />The proposed PUD Development Plan sets forth the parameters for the <br />development of the subject property in a manner consistent with the <br />Pleasanton General Plan, the Vineyard Corridor Specific Plan, the Final <br />Environmental Impact Report for the Vineyard Corridor Specific Plan, and <br />with the surrounding area. The proposed PUD Development Plan <br />implements the purposes of the City's PUD Ordinance by providing a <br />combined development consisting of 3 8 single-family detached homes, a <br />public sewer "lift" station for most of the Vineyard Avenue Specific Plan <br />area, realignment of Vineyard Avenue per the Specific Plan, creation of a <br />vineyard/estate site, and miscellaneous public infrastructure including <br />streets, utilities, etc., as stipulated by the Vineyard Avenue Corridor <br />Specific Plan. <br /> <br />WHEREAS, <br /> <br />the Planning Commission determined that the proposed project is well <br />designed, in keeping with the themes, policies, and requirements of the <br />Vineyard Avenue Corridor Specific Plan and is consistent with the <br />Pleasanton General Plan. <br /> <br />NOW, TglEREFORE, Tt-IE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWINO: <br /> <br />Section 1. <br /> <br />Approves Case PUD-01, the application of Mardell L.L.C. for Planned <br />Unit Development (PUD) development plan approval to allow the <br />construction of 38 single-family detached homes, construction of a public <br />sewer "lift" station, realignment of Vineyard Avenue, creation of a <br />vineyard/estate site, and miscellaneous public infrastructure including <br />streets, utilities, etc., as stipulated by the Vineyard Avenue Corridor <br />Specific Plan located at 2287 and 2503 Vineyard Avenue, subject to the <br /> <br /> <br />
