PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2001-05 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE DECLARATION <br />FOR THE APPLICATION OF MARDEL L.L.C., AS FILED UNDER CASE PUD-01 <br /> <br />WHEREAS, <br /> <br />Mardel L.L.C. has applied for PUD Development Plan approval to allow the <br />construction of 38 single-family detached homes, construction of a public sewer <br />"lift" station, realignment of Vineyard Avenue, creation of a vineyard/estate site, <br />and miscellaneous public infrastructure including streets, utilities, etc., as stipulated <br />by the Vineyard Avenue Corridor Specific Plan located at 2287 and 2503 Vineyard <br />Avenue; and <br /> <br />WHEREAS, <br /> <br />zoning for the property is PUD (Planned Unit Development) - LDR (Low Density <br />Residential) and PUD (Planned Unit Development) - Vineyard/OS/MDR <br />(Vineyard/Open Space/Medium Density Residential) District; and <br /> <br />WHEREAS, the property located at 2287 Vineyard Avenue is covered by the Environmental <br /> Impact Report prepared for the Vineyard Avenue Corridor Specific Plan; and <br /> <br />WHEREAS, <br /> <br />at its meeting of February 14, 2001, the Planning Commission received a proposed <br />negative declaration prepared for the development of six single-family detached <br />homes and public infrastructure improvements for the property located at 2503 <br />Vineyard Avenue; and <br /> <br />WHEREAS, the public was given the opportunity to comment on the environmental impacts of <br /> the proposal; and <br /> <br />WHEREAS, <br /> <br />the Planning Commission has reviewed the potential impacts in accordance with the <br />applicable state and local guidelines governing the preparation of Negative <br />Declarations; and <br /> <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br /> have any significant adverse effects on the environment. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of the Negative Declaration prepared for Case PUD-01, the <br />application of Mardel L.L.C. for PUD Development Plan approval to allow the <br />construction of six single-family detached homes and public infrastructure <br />improvements located at 2503 Vineyard Avenue. <br /> <br /> <br />
