Resolution No. PC-2001-01 <br />Page 9 <br /> <br />30) The maintenance of all open space and streetscape landscaping, including the area <br /> between the back of curb and sidewalk, along all public streets within this <br /> subdivision shall be the responsibility of the homeowners association. The <br /> developer shall make a good faith effort to incorporate all the responsibilities <br /> assigned by the PUD development plan and tentative tract map conditions to the <br /> projects homeowners association within the responsibilities of the existing North <br /> Sycamore Maintenance Association. These commonly-maintained areas include <br /> open space areas, street and traffic circle landscaping, EVA, walkways, <br /> stormwater collection systems, creek, etc. In the event that the developer is <br /> unable to incorporate any part of these maintenance responsibilities within that <br /> maintenance association, a homeowners association shall be created for this <br /> project to address those remaining areas not covered by the other association. <br /> <br />31) <br /> <br />32) <br /> <br />33) <br /> <br />34) <br /> <br />35) <br /> <br />36) <br /> <br />In the event Greenbriar fails to provide water and sewer connections to the <br />existing Bringhurst property, the developer of this project shall be responsible for <br />providing such utility connections with the final design of the connections subject <br />to the review and approval of the Planning Director and City Engineer. The cost <br />shall be included with those shared by the funding developers of the NSSP. <br /> <br />The landscape plan shall be modified to include a generous mix of medium and <br />large shrubs along the northern side of "B" Street (east of "E" Court) and the <br />eastern side of "E" Court. These shrubs shall be incorporated with the tree <br />planting shown for this area on the project landscape plans. The final design of <br />this planting shall be submitted for the review and approval of the Planning <br />Director prior to the recordation of the final map. <br /> <br />First preference for the purchase of the new homes in this subdivision shall be <br />given to people who work within Pleasanton. <br /> <br />The home to be built on Lot 10 shall be single-story in height. <br /> <br />The open space landscaping along the north side of the open space area, Parcel B, <br />shall be installed once water is available to operate the necessary irrigation <br />systems. <br /> <br />The developer shall work with the Planning Director and City Engineer to do <br />everything possible to camouflage the gravel access road. <br /> <br />{end} <br /> <br /> <br />
