EXHIBIT B <br /> PUD-87-22-1M <br />CONDITIONS OF APPROVAL <br /> <br />Planning <br /> <br />1. Development shall be substantially as shown on the development plan and <br /> the applicant's statements, Exhibit "A", dated "Received September 14, <br /> 2001; October 9, 2001; October 15, 2001; October 17, 2001; and November. <br /> 13, 2001" on file with the Planning Department, except as modified by the <br /> following conditions. Minor changes to the plans and statements may be <br /> allowed subject to the approval of the Planning Director if found to be in <br /> substantial conformance to the approved exhibits. <br /> <br />2. Except as modified below, all conditions of approval for Case PUD-87-22 <br /> shall remain in full force and effect. <br /> <br />3. The rear 1.97 acres of the subject site shall be subject to the uses and site <br /> development standards of the Public and Institutional (P) zoning district. <br /> <br />4. The use of the property as a park shall be subject to the conditions of <br /> approval for CLrP-39. <br /> <br />5. Prior to issuance of a building permit, the applicant shall submit color <br /> samples for the pavilion and the storage shed for review and approval by <br /> the Planning Director. The colors shall be compatible with those used on <br /> the existing church building. <br /> <br />6. The apPlicant shall submit a final lighting plan for the site for the review <br /> and approval by the Planning'Director prior to issuance of a building <br /> permit. Lighting in the park shall be limited to that underneath the roof of <br /> the pavilion and shall be directed away fi.om adjacent residences. <br /> <br />7. All utilities required to serve any existing or proposed development on-site <br /> shall be installed underground, unless otherwise determined by the City <br /> Engineer. <br /> <br />o <br /> <br />The applicant shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping and open space areas <br />included in this project will be maintained at all times in a manner <br />consistent with the approved landscape plan for this development. Said <br />agreement shall run with the land for the duration of the existence of the <br /> <br /> <br />
