These improvements may include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving, storm drain, sanitary <br />sewer, water facilities, street lighting, underground utilities, traffic control <br />devices, landscaping, and automatic irrigation systems. <br /> <br />The developer shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage <br />control measures, including concrete-lined V-ditches, to protect all cut and <br />fill slopes fi.om surface water overflow. This plan shall be subject to the <br />review and approval of the City Engineer and/or the Director of Building <br />Inspection prior to the issuance of any building permits. <br /> <br />The developer shall submit a refundable-cash bond for hazard and erosion <br />control prior to issuance of an Engineering or Building Department permit. <br />The amount of this bond will be determined by the City Engineer. <br /> <br />The developer shall grant an easement to the City over those parcels needed <br />for public service easements (P.S.E.) and which are approved by the City <br />Engineer or other easements, which may be designated by the City <br />Engineer. <br /> <br />Any existing well on the site shall be removed or sealed, filled and <br />abandoned pursuant to Alameda County Ordinance 73-68, prior to the start <br />of grading operations unless Zone 7 retains specific wells for observation <br />wells, or special approval is obtained fi.om the City Engineer for temporary <br />use of an existing well for construction water. Any wells designated for <br />abandonment or any wells, encountered during construction, are to be <br />destroyed in accordance with a permit obtained from Zone 7. <br /> <br />The developer shall submit construction plans and necessary bonds for <br />review and approval of the City Engineer for the proposed median <br />reconfiguration in Valley Avenue, driveway, and sidewalk/trail prior to the <br />issuance ora building permit. This work shall be completed prior to <br />occupancy of the facility. <br /> <br />The haul route for all materials to and from this development shall be <br />approved by the City Engineer prior to the issuance of an encroachment <br />permit: <br /> <br />The developer shall include erosion control measures on the final grading <br />plan, subject to the approval of the City Engineer. The developer is <br />responsible for ensuring that the contractor is aware of such measures. All <br />cut and fill slopes shall be revegetated and stabilized as soon as possible <br /> <br /> <br />
