12. That the houses to be constructed on Lots 23 and 29 <br /> utilize the hipped roof design. <br /> <br />13. That the house on Lots 23 and 29 be oriented with the <br /> garage on the east side of the house. In addition, a <br /> series of 5 broadleaf, evergreen screen trees be <br /> installed along the eastern property line of each lot. <br /> The final house plan and landscape plan shall be <br /> submitted in conjunction with the tentative map. <br /> <br />14. That the applicant shall, upon receiving approval of the <br /> adjacent property owner, be responsible for installing a <br /> driveway from the southern end of the new portion of <br /> Forest Hill Drive to the existing Schaffer property. <br /> The final plan for this driveway connection shall be <br /> depicted on the tentative map. The new driveway shall <br /> cause closure of the existing driveway on Foothill <br /> Road. <br /> <br />15. Unless otherwise approved by the City Engineer, the <br /> minimum face of curb radius for all cul-de-sac bulbs <br /> shall be 45 feet. <br /> <br />16. The on-site public streets shall be constructed as shown <br /> on the cross-section on the development plans. <br /> <br />17. That a detailed final house siting plan, depicting as <br /> finished pad elevations, house locations, house types <br /> and setbacks, be submitted in conjunction with the <br /> tentative map. Included in this submittal shall be <br /> proposed house elevations, colors, roof types, etc. The <br /> final house designs shall be dispersed to vary <br /> elevations, colors, etc. throughout the project in order <br /> to avoid repetition. The maximum ridge height for new <br /> residences constructed on lots 1 through 6 and 18 shall <br /> be at or below the elevation of the single story portion <br /> of the ridge line of the residence immediately to its <br /> north. <br /> <br />18. That Perry Lane be increased to a minimum curb-to-curb <br /> width of 31 feet and redesigned to include a larger <br /> "hammer-head" configuration that is acceptable to the <br /> City Engineer and Fire Marshal. The final design of <br /> this roadway shall be depicted on the tentative map. <br /> The redesigned hammer head will require modifications to <br /> the lot sizes and setbacks for lots #7-13, which shall <br /> also be depicted on the tentative map. <br /> <br />19. That construction of residential units in the <br /> development (or each phase, if phased) shall not <br /> commence until the Pleasanton Unified School District <br /> certifies to the Planning Director that adequate school <br /> capacity for the project-generated school children will <br /> be available at the time of occupancy of the development <br /> -3- <br /> <br /> <br />
