EXHIBIT "A" <br />PLANNING COMMISSION RES. NO. 2376 <br />October 26, 1983 <br />1. That the development be substantially as shown on the <br />site plan for case UP -83 -43 on file with the Planning <br />Division. <br />2. That the entrances to the parking area shall be designed <br />to the satisfaction of the City Engineer. <br />3. That a building permit shall be taken out and construction <br />begun on the house on the lots now shown as the parking <br />area prior to any of the model homes being closed for sale. <br />4. Approval of this use permit does not constitute approval <br />of any signing for the development other than the two <br />tract entry signs and if signing is desired, it shall be <br />submitted to the City under separate application. <br />5. That approval of the sales office is granted for a period <br />of one year only at which time the proponent must reapply <br />for an extension. This may be done administratively and <br />,does not need to be resubmitted to the Planning Commission. <br />6. That all trees used in the model home complex shall be a <br />minimum of 15 gallons and all shrubs a minimum of 5 gallons <br />in size. <br />7. That a burglar alarm system shall be installed in the model <br />homes, said system to be approved by the police department <br />prior to installation. <br />8. That no flags, banners, pinwheels, pennants or similar <br />attention attracting devices shall be utilized in the <br />complex. <br />9. That the developer post an aerial photo, or alternative <br />illustration acceptable to the Planning Division, in the <br />sales office showing the types of facilities and land <br />uses surrounding the complex. <br />10. That signs be posted in all model homes advising all <br />prospective buyers of those features, which are optional <br />and are not included as part of the purchase price. <br />11. That the developer call for final building inspection <br />by the City prior to any model homes being closed for <br />sale. <br />12. That exterior lighting be provided for the complex, the <br />number and type of lights to be approved by the police <br />department. <br />13. That the developer install street trees in accordance with <br />City standards prior to the use of the models. <br />14. That this approval includes by this reference all relevant <br />conditions of PUD- 77 -10, including the requirement that <br />final design of all homes on specific "custom" lots shall <br />be subject to final approval by the Planning Division prior <br />to the issuance of building permits. <br />
