EXHIBIT "A"
PLANNING COMMISSION RESOLUTION NO. 2370
CASE PUD- 80 -16 -1M
October 12, 1983
PROPOSED CONDITION No. 63 OF ORDINANCE NO. 973
That development on the subject property may continue until
the intersections at Hopyard Road /Morse Drive, Hopyard Road/
Stoneridge Drive, or Stoneridge Drive /Denker Drive reach level of
service E as described in the Traffic Analysis dated December 24,
1980, prepared for developer by TJKM, previously filed with the
City by developer. Until that time, developer need not construct
more than the project's interior street improvements, complete
the Hopyard Road frontage and median modification, widen
Stoneridge and construct the new median and install signals
at Stoneridge Drive /Denker Drive and Hopyard Road /Morse Drive
all as provided in developer's plan. At such time, no construc-
tion on the site not already started may be commenced until
developer performs a traffic analysis to determine which specific
measure described in the following paragraph should then be
constructed to mitigate the traffic conditions at the particular
intersection in order to return it to level D. New construction
on the site shall be allowed only when the traffic improvement
so required is under construction or an assessment district
which will fund the improvement has been formed. The mitigating
measures are as follows:
a. Construction of Stoneridge Drive /I -680 interchange.
b. Widening of Hopyard Road /I -580 bridge.
c. Widening of Hopyard Road to six lanes from I -580 to
Valley Avenue.
d. Add a right -turn lane southbound on Hopyard Road at
Owens Drive.
e. Widen eastbound Owens Drive approach to accommodate
another left -turn lane (this is the obligation of
Reynolds and Brown).
f. Modify existing Hopyard Road /Owens Drive traffic
signal timing (this is the obligation of Reynolds and
Brown).
g. Add two left -turn lanes northbound on Hopyard Road at
Morse Drive.
Improvements a through g will be funded through an assessment
district to which all benefitted land owners in the north
Pleasanton area will be a party. City agrees to facilitate
any required construction by issuing or obtaining necessary
permits, consents, etc.
