EXHIBIT "A" <br />PLANNING COMMISSION RESOLUTION NO. 2363 <br />CASE PUD- 83 -18, September 28, 1983 <br />10. That the maximum floor area ratio for any individual lot <br />in the development shall be 60 <br />11. That the developer shall meet all the requirements of <br />the Pleasanton Fire Code. <br />12. That front yard landscaping shall be installed by the <br />developer and maintained by each individual homeowner. <br />13. That a homeowners' association shall be established for <br />maintenance of all commonly owned areas, and that the <br />CC &Rs of the development shall be submitted to the <br />City for approval prior to approval of a final map; that <br />the City shall be named as third party beneficiary of the <br />CC &Rs and granted the power to enforce their provisions <br />if the homeowners' association fails to do so. <br />14. That no on -site or off -site grading shall take place <br />on the subject property without prior City approval. <br />15. That no improvement activities including, but not limited <br />to, grading, construction, tree removal, or site preparation <br />shall be initiated until all proper City permits have <br />been obtained. <br />16. That the street numbers of the buildings be posted so as <br />to be easily seen from the street at all times, day and <br />night. <br />17. That all lighting be constructed in such a manner that <br />glare is directed away from surrounding properties and <br />rights -of -way. <br />18. That all trees used in landscaping be a minimum of <br />15 gallons in size and all shrubs a minimum of <br />5 gallons. <br />19. That if signing for the development is desired, a compre- <br />hensive signing program be submitted to the City for <br />consideration under separate application. <br />20. That 6" vertical concrete curbs be installed between <br />all paved and landscaped areas. <br />21. That the applicant enter into an agreement with the <br />City approved by the City Attorney which guarantees <br />that all landscaping to be maintained by the home- <br />owners association will be maintained at all times <br />in a healthful, attractive and weedfree manner. Said <br />agreement shall run with the land for the duration of <br />the existence of the structures located on the subject <br />property. <br />
