UP -83 -25 8/24/83 EXHIBIT "A" PLANNING COMMISSION RESOLUTION NO. 2347 1. That the project be substantially as shown on the site plan and elevation on file with the Planning Division. 2. That any subsequent model homes be submitted for review and approval by the City under a separate use permit application. 3. That approval of this use permit does not constitute approval of any signing for the project and if signing is desired it shall be submitted to the City under separate application. 4. That approval of this sales office is granted for a period of one year only, at which time the proponent must reapply for an extension. This may be done administratively and does not need to be resubmitted to the Planning Commission. 5. That all trees used in the landscaping of the model homes shall be a minimum of 15 gallons and all shrubs a minimum of 5 gallons in size. 6. That a burglar alarm system shall be installed in the model home, said system to be approved by the Police Department. 7. That no flags, banners, pinwheels or similar attention attracting devices shall be utilized on the complex. 8. That the developer post an aerial photo in the sales office showing types of facilities and land uses surrounding the complex. 9. That signs be posted in all model homes advising all propsective buyers of those features including landscaping, which are optional and are not included as part of the purchase price. 10. That the developer call for final building inspection by the City prior to any model homes being closed for sale. 11. That exterior lighting be approved for the project. The number of lights to be approved by the Police Department. 12. That the developer install all street trees in accordance with the City standards prior to the use of the model.
