UP -83 -25 <br />8/24/83 <br />EXHIBIT "A" <br />PLANNING COMMISSION RESOLUTION NO. 2347 <br />1. That the project be substantially as shown on the site <br />plan and elevation on file with the Planning Division. <br />2. That any subsequent model homes be submitted for review and <br />approval by the City under a separate use permit application. <br />3. That approval of this use permit does not constitute approval <br />of any signing for the project and if signing is desired it <br />shall be submitted to the City under separate application. <br />4. That approval of this sales office is granted for a period <br />of one year only, at which time the proponent must reapply <br />for an extension. This may be done administratively and <br />does not need to be resubmitted to the Planning Commission. <br />5. That all trees used in the landscaping of the model homes <br />shall be a minimum of 15 gallons and all shrubs a minimum <br />of 5 gallons in size. <br />6. That a burglar alarm system shall be installed in the model <br />home, said system to be approved by the Police Department. <br />7. That no flags, banners, pinwheels or similar attention <br />attracting devices shall be utilized on the complex. <br />8. That the developer post an aerial photo in the sales office <br />showing types of facilities and land uses surrounding the <br />complex. <br />9. That signs be posted in all model homes advising all <br />propsective buyers of those features including landscaping, <br />which are optional and are not included as part of the <br />purchase price. <br />10. That the developer call for final building inspection by <br />the City prior to any model homes being closed for sale. <br />11. That exterior lighting be approved for the project. The <br />number of lights to be approved by the Police Department. <br />12. That the developer install all street trees in accordance <br />with the City standards prior to the use of the model. <br />
