PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2336 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING A TENTATIVE MAP FOR DEER OAKS LAND <br />COMPANY AS FILED UNDER TRACT 4940 <br />WHEREAS, Deer Oaks Land Company has applied to subdivide approximately twenty -six <br />acres into 19 residential lots averaging approximately 59,000 sq. ft. <br />each on the west side of Foothill Road just north of its intersection <br />with Bernal Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) -Low <br />Density Residential /Open Space; and <br />WHEREAS, at their duly noticed public hearing of July 27, 1983, the Planning <br />Commission considered all public testimony, relevant exhibits and <br />recommendations of City staff; and <br />WHEREAS, this proposed subdivision conforms to the PUD (Planned Unit Development) <br />under which the property is governed; and <br />WHEREAS, an environmental impact report was prepared in conjunction with <br />the zoning of the subject property and the tentative map is in <br />conformance with the PUD; thus, no further environmental documents <br />were considered at this duly noticed public hearing. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE <br />FOLLOWING: <br />Section 1. Approves the application of Deer Oaks Land Company as herein <br />described subject to the following conditions: <br />1. That the development be substantially as shown on Tentative Map <br />Tract 4940 on file with the City. <br />2. That copies of the geologic report dated 5/26/83 prepared by <br />Applied Geotechnical and the letter from David Carpenter dated <br />7/15/83 shall be recorded with the final map for Tract 4940 <br />that copies of these documents shall be given to all buyers of <br />lots within the tract, and that all recommendations of these <br />two documents shall be followed in the development of the <br />subject property. <br />3. That the developer shall meet all requirements of the Pleasanton <br />Fire Code including provisions of a "knoxbox" and completion of all <br />tract improvements before any building permit is issued. <br />
