49. That the developer submit detailed landscape and <br />irrigation plans as part of the improvement plans. <br />These plans should include a street tree planting plan; <br />landscape plans for buffer strips, and any right way <br />landscape areas; and an irrigation plan which provides <br />for automatic controls. <br />50. That the developer design and landscape the thirty (30) <br />foot landscape easement along the Dublin Canyon Road <br />frontage. Maintenance for this landscaping may be <br />included in an overall maintenance district for the <br />Dublin Canyon Road landscape improvements by agreement. <br />51. That the group of parking stalls for the handicapped be <br />revised to meet current State and City standards. <br />52. That the developer install any and all street frontage <br />improvements per ordinance and to the satisfaction of the <br />City Engineer which have not been installed by Assessment <br />District 1982 -1. These improvements shall include, but <br />are not necessarily limited to, grading, sidewalk, paving, <br />storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities and traffic control <br />devices. <br />53. That prior to issuance of a grading or building permit, the <br />developer shall submit the revised development plan for <br />the hotel to the geologic consultant for the project. <br />The Consultant shall certify the new plan as being in <br />conformance with the Almquist Priolo Hazard Zone Act <br />and accepted geologic engineering practices before any <br />City permits shall be issued. <br />54. In partial satisfaction of the requirements of condition #9 <br />above, because of the added burden placed upon the Pleasanton <br />Fire Department by the proposed development, the developer <br />shall contribute $50,000 at the time building permits are <br />issued to be used for furnishings and /or equipment for relo- <br />cated Fire Station #2 which will serve the subject property; <br />55. That the landscaping to be designed and installed in the <br />Dublin Canyon Road easement be compatible with the proposed <br />assessment district landscaping. <br />
