Exhibit "A" <br />MS -82 -4 <br />6/22/83 <br />1. That the developer dedicate to the City for street right -of -way <br />purposes those parcels of land intended to be public streets <br />generally as shown on the tentative map as Foothill Road along <br />with any necessary slope easements all to the satisfaction of <br />the City Engineer. <br />2. That the property owner enter into an agreement with the City <br />whereby he agrees to construct or finance the construction of <br />street improvements for Foothill Road adjacent to proposed <br />Parcel //4 to the extent required by the Subdivision Ordinance at <br />such time in the future as this is deemed necessary by the City <br />Engineer. Said improvements to include, but are not necessarily <br />limited to, grading, curb and gutter, sidewalk, paving street <br />lighting, street trees, street monuments, underground utilities, <br />storm drain facilities, sanitary sewer facilities, tree removal and <br />traffic control devices. This agreement to be executed and approved <br />by the City Council prior to filing of a final Parcel Map. The <br />property owner should also be advised that additional Foothill <br />Road frontage improvements may be required adjacent to Parcel No. 1 <br />in the future if it is further subdivided. <br />3. The proposed common driveway shall be improved and widened with <br />appropriate drainage facilities including curbs and /or berms, inlets <br />piping and outlets to the satisfaction of the City Engineer. The <br />width shall be satisfactory to the City Engineer and Fire Chief. <br />4. That the developer dedicate a grant of easement to the City over <br />those parcels shown on the tentative map as public service easements <br />(P.S.E.) and other such easements determined necessary by the <br />City Engineer. <br />5. That approval of the design for the line, grade and structural <br />sections for the streets and the common driveway serving this <br />development be withheld pending final design and review by the <br />City Engineer. <br />
