Tentative Map Report <br />TO: Planning Commission <br />FROM: Engineering Services City Engineer <br />SUBJECT: Staff Report for Tentative Map, Tract 4850 <br />Unit No. 5, Oak Hill <br />EXHIBIT "A" TO <br />RESOLUTION NO. 2002 <br />The approval of this development is subject to the following <br />conditions: <br />1. That the developer dedicate to the City for street right <br />of -way purposes those parcels of land intended to be <br />public streets. <br />2. That the developer dedicate a grant of easement to <br />the City over those parcels shown on the tentative <br />map as Public Service Easements (P.S.E.). <br />3. That approval of the design for the line, grade and <br />structural sections for the streets serving this <br />development be withheld pending final design and <br />review by the City Engineer. <br />4. That the developer secure approval from the Planning <br />Director for all proposed street names prior to <br />submittal of the final map. <br />5. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by <br />the City Engineer and that the curb and gutter be <br />poured monolithically with the sidewalk when the <br />sidewalk is adjacent. <br />6. That a detailed grading and drainage plan and all <br />supporting information and design criteria be sub- <br />mitted as part of the improvement plans for the <br />development. <br />7. That the minimum grade for gutter flowlines in <br />public streets be set at 1.0% unless otherwise <br />approved by the City Engineer. Grades less than <br />1.0% down to 0.5% shall require special approval, <br />submittal of as -built grade sheets, and controlled <br />flow testing. <br />
