PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 2306 <br />RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING A ONE YEAR EXTENSION <br />OF TIME FOR TRACT 4850 <br />WHEREAS, Northwood Homes has applied for a one year extension <br />of Tentative Map Tract 4850, an 8 lot subdivision <br />proposed for the east side of Muirwood Drive between <br />Lemonwood Way and Laurel Court; and <br />WHEREAS, the property is zoned Planned Unit Development- Medium <br />Density Residential District; and <br />WHEREAS, the Pleasanton Subdivision Ordinance provides for <br />up to three one year extensions of a tentative map, <br />therefore, this request is in conformity with the <br />City's Subdivision Ordinance. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Approves a one year extension for Tract 4850 subject <br />to the following conditions: <br />1. That the development be substantially as shown <br />on Tentative Map Tract 4850 on file with the <br />City. <br />2. That approval of this extension is subject to <br />all conditions contained in the report from the <br />City Engineer, Exhibit A to Resolution No. 2002, <br />attached hereto and made part of this case by <br />reference. <br />3. That conditions #27 and 28 are added to the City <br />Engineer's report as follows: <br />27. That the developer shall submit a mailbox <br />location plan to the City for review and <br />final approval. This plan shall have been <br />cleared with and approved by the local <br />Postmaster. <br />28. That the developer install 3" P.V.C. storm <br />drainage pipes on the low side of each lot <br />through curb face and under sidewalk. <br />Section 2: This resolution shall become effective 15 days after <br />its passage and adoption. <br />
