Attachment A <br /> Conditions of Approval <br /> PUD-88-15 <br /> <br />1. That the development be substantially as shown on the plans, <br /> Exhibit A, on file with the Planning Department. <br /> <br />2. That a final fencing plan be submitted in conjunction with <br /> the tentative map. This plan shall include design of all <br /> retaining walls, interior and perimeter fencing. <br /> <br /> 3. That the applicant shall a detailed house siting plan, house <br /> design package and construction schedule in conjunction with <br /> the tentative map. All houses shall adhere to all site <br /> development standards of the R-1-6500 zoning district. A <br /> single story house, no greater than 20~ as measured to the <br /> roof peak shall be constructed on lots I and 3. <br /> <br /> 4. That the applicant shall provide all buyers with copies of <br /> the project conditions of approval. <br /> <br /> 5. That no occupancy of any house shall be permitted until <br /> acceptance of all subdivision improvements by the City <br /> Council. <br /> <br /> 6. That the applicant be responsible for dedication and <br /> improvements, including but not limited to, AC paving, curb, <br /> gutter, sidewalk, landscaping within the landscape strip, <br /> irrigation, joint trench and electrollers along the entire <br /> Sunol Boulevard frontage of the subject site and adjacent <br /> Thompson property, unless otherwise approved by the City <br /> Engineer. All final improvements shall be depicted on the <br /> tentative map. <br /> <br /> 7. The applicant shall be responsible for the permanent <br /> maintenance of the landscaping within the planter strip <br /> between Sunol Boulevard and the future sidewalk. The <br /> -mechaNism insuring maintenance of this area shall be <br /> submitted in conjunction with the tentative map and will be <br /> subject to review and approval of the Planning Director. <br /> 8. That ~he slope banks along the Sunol Boulevard frontage of <br /> minimum a <br /> lots I and 3 shall be landscaped with at a <br /> combination of ground cover and trees. Responsibility for <br /> maintenance of these planter areas shall be the eventual <br /> owners of lots i and 3. Such a maintenance obligation shall <br /> be included within the recorded deeds for lots i and 3, with <br /> <br /> <br />
