Exhibit "A" <br /> CONDITIONS OF APPROVAL <br /> PDD-88-16 <br /> 11/21/89 <br /> 1. The development plan shall be substantially as shown on the <br /> plan designated "Alternative #3 (a) ," dated November 3, 1989, <br /> on file with the Planning Department, except as otherwise <br /> modified by these conditions. Changes to interior lot line <br /> configurations may be made, subject to the approval of the <br /> Planning Director, so long as the intent to achieve minimum <br /> 20,000 sq. ft. lots utilizing the site from Foothill Road to <br /> and including the top of the knoll is maintained. <br /> 2. The uses and site development standards for the site shall <br /> be those of the R-1-20,000 District except for the <br /> following: <br /> a. Side yard setbacks shall be 20 ft. for all new <br /> structures. <br /> b. The maximum height for a house constructed on Lot 2 <br /> shall be 25 ft. , measured from the lowest elevation of <br /> the foundation to the elevation of the highest roof <br /> ridge. The roof type for Lot 2 shall be a gable or hip <br /> type sloping away from Foothill Road. <br /> c. Maximum floor area ratio shall be 25%, including garage <br /> and/or carport areas. <br /> 3. Building pads and yard areas shall conform to the natural <br /> grade of the site to the maximum extent feasible. No <br /> grading for yard areas shall exceed a five ft. vertical <br /> difference in elevation from flat-graded area to top of <br /> slope bank/retaining wall. All grading proposed shall be <br /> subject to Design Review Board review and approval. <br /> 4. Each lot shall provide at least three (3) parking spaces on <br /> site not located within a garage: tandem parking is <br /> acceptable to meet this requirement. <br /> 5. Each main structure shall require Design Review Board review <br /> and approval prior to construction. This review shall <br /> include review of proposed site grading, fencing, <br /> landscaping and the colors, materials, and design of the <br /> structure. Auxiliary structures greater than 100 sq. ft. <br /> in size shall require Design Review Board approval as well. <br /> Building design and colors shall be selected to blend the <br /> structures into their environment. <br /> 6. The project shall adhere to the construction related <br /> recommendations of the tree report (Hortscience, 1988) <br /> including measures to prune and cable existing trees to <br /> assure continued health. <br /> -3- <br />
