<br />EXIIIBIT A <br /> <br />Conditions of Approval <br />POD-89-5-1D <br /> <br />1. That the proposed development shall conform substantially to <br />the final development plan, design guidelines, and related <br />materials (dated "Received March 15, 1990"), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. That, except as modified by these conditions, the uses and <br />site standards for the Laguna Oaks development shall be as <br />listed in the Municipal Code, section 18.32 (R-1 One-Family <br />Residential Districts) for both land units. <br /> <br />3. That the house plans and elevations for the 30 custom lots <br />shall be submitted individually for separate review and <br />approval by the Design Review-Board prior to the- issuan~of <br />any building permits for those lots. The Design Review>-Board <br />shall have the authority to make minor exceptions to the~site <br />development standards contained in the design guidelines on a <br />case-by-case basis if it is found that such proposals would <br />achieve attractive, aesthetic results which are consistent <br />with the open, low-density, high-quality standards <br />established in the design guidelines for both land units. <br /> <br />4. That a complete fencing plan, depicting the location and <br />design detail of all fencing within Unit A, shall be <br />submitted for review and approval by the Planning Director <br />prior to recordation of a final map for Unit A. <br /> <br />5. That a detailed landscape plan for the recreation areas in <br />both Units A and B shall be submitted for review and approval <br />by the Planning Director prior to the issuance of building <br />permits for the pool buildings. <br /> <br />6. That the applicant shall submit a final landscape plan for <br />the Foothill Road frontage of the site for review by the <br />Planning Director prior to the recordation of a final map for <br />Unit A. If the city has adopted specific quidelines for <br />landscaping along the Foothill corridor by that time, the <br />landscape plan shall conform to said guidelines. <br /> <br />7. That the design of the 5 acre neighborhood park shall be <br />subject to the City'S standard procedure of review and <br />approval through the Park and Recreation Commission and City <br />Council prior to the recordation of a final map for Unit A. <br /> <br />8. That the applicant shall negotiate in good faith with the <br />adjacent property owner to the south (San Francisco Water <br />District) to acquire sufficient land to construct a new <br />
