EXHIBIT 'A' <br /> Conditions of Approval <br /> Case PUD-90-4 <br /> 5/1/90 <br /> <br />1. That the development shall substantially conform to the site <br /> plan, dated "Received April 22, 1990", on file with the <br /> Planning Department, except as modified by these <br /> conditions. <br /> <br />2. That the chain link fence on the eastern side of the site <br /> (Valley Avenue frontage) shall contain redwood or vinyl <br /> slats. The entire length of fencing used to enclose the <br /> site shall be a vinyl clad chain link type. <br /> <br />3. That the applicant shall install, maintain, and utilize an <br /> irrigation system on the site so as to ensure the continued <br /> health of the plant materials after the initial planting. <br /> <br />4. The small entrance landscape area, located at the <br /> northernmost corner of the site, shall be planted with the <br /> groundcover Gazania "Moonglow" in addition to the plants <br /> shown on the plan. <br /> <br />5. That the double tank trucks which will arrive at the site to <br /> transport the waste oil to a recycling facility shall take <br /> the following haul route through the City of Pleasanton. <br /> Upon exiting Interstate 680, the trucks shall follow Sunol <br /> Boulevard to First Street/Stanley Boulevard to Valley <br /> Avenue. The trucks shall proceed north on Valley Avenue to <br /> Busch Road. After making a right onto Busch Road, the <br /> trucks shall make a U-turn and proceed back to Valley <br /> Avenue, where a right turn into the site can be made. When <br /> leaving the city, the trucks shall utilize the Stanley <br /> Blvd./First St. to Sunol Blvd. route to the Interstate. <br /> <br />6. The driveway on Valley Avenue shall be designed to enable a <br /> standard size oil tanker truck to access and exit the site. <br /> The final design of said driveway shall be approved by the <br /> City Engineer. <br /> <br />7. Access to the city's pump station in the southeast quadrant <br /> Of the site shall be maintained at all times. <br /> <br />8. If it is necessary to excavate in Valley Avenue to install <br /> utilities to the site, the developer will be required to <br /> slurry seal the street. The exact limits of the slurry seal <br /> will be determined by the City Engineer when final <br /> development plans are submitted for approval. <br /> <br /> -4- <br /> <br /> <br />
