The applicants shall install street trees on the western side of Sunol Boulevard from the project site to Junipero Drive. Street tree planting, size, and species shall be consistent with the proposed street trees along the project frontage. Said modifications shall be submitted in conjunction with the plans submitted for issuance of building permits and shall be subject to the review and approval by the Planning Director prior to issuance of building permits for the project. 55. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Direc- tor as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. 56. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a mini- mum of five (5) gallons, unless otherwise shown on the approved tree mitigation and landscape plans. 57. Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped areas, unless designed as part of a vegetated swale (biofilter). 58. The project developer shall provide root control barriers and four inch (4") perforated pipes for parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in width, as de- termined necessary by the Planning Director at the time of review of the final landscape plans. 59. Prior to occupancy, the landscape architect shall certify in writing to the Planning Director that the landscaping has been installed in accordance with the approved landscape and irrigation plans with respect to size, number, and species of plants and overall design concept. 60. The developer is encouraged to install the berm and landscaping along the Sunol Boulevard frontage early in the Phase I construction of the site. Building Permit Review: 61. All building and/or structural plans must comply with all codes and ordinances in effect at the time of building permit application before the Building Department will issue permits. 62. The project developer shall submit a building survey and/or record of survey and a site develop- ment plan in accordance with the provisions of Chapter 18.68 of the Municipal Code of the City of Pleasanton. These plans shall be approved by the Director of Building Inspection prior to the issuance of a building permit. The site development plan shall include all required information to design and construct site, grading, paving, drainage, and utilities. Specific items to be indi- cated on the site development plan necessary to construct the improvements are to be in accor- dance with the City of Pleasanton Private Development Design Guidelines adopted April 15, 1986.
