The applicants shall install street trees on the western side of Sunol Boulevard from the <br />project site to Junipero Drive. Street tree planting, size, and species shall be consistent <br />with the proposed street trees along the project frontage. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for issuance of <br />building permits and shall be subject to the review and approval by the Planning Director prior to <br />issuance of building permits for the project. <br /> <br />55. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning Direc- <br />tor as part of the building permit plan set prior to issuance of an on-site permit. Said landscape <br />plan shall be consistent with the approved landscape plan plus any conditions of approval, and <br />shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />56. <br /> <br />All trees used in landscaping be a minimum of fifteen (15) gallons in size and all shrubs a mini- <br />mum of five (5) gallons, unless otherwise shown on the approved tree mitigation and landscape <br />plans. <br /> <br />57. <br /> <br />Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped areas, <br />unless designed as part of a vegetated swale (biofilter). <br /> <br />58. <br /> <br />The project developer shall provide root control barriers and four inch (4") perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in width, as de- <br />termined necessary by the Planning Director at the time of review of the final landscape plans. <br /> <br />59. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning Director that <br />the landscaping has been installed in accordance with the approved landscape and irrigation <br />plans with respect to size, number, and species of plants and overall design concept. <br /> <br />60. <br /> <br />The developer is encouraged to install the berm and landscaping along the Sunol Boulevard <br />frontage early in the Phase I construction of the site. <br /> <br />Building Permit Review: <br /> <br />61. <br /> <br />All building and/or structural plans must comply with all codes and ordinances in effect at the <br />time of building permit application before the Building Department will issue permits. <br /> <br />62. <br /> <br />The project developer shall submit a building survey and/or record of survey and a site develop- <br />ment plan in accordance with the provisions of Chapter 18.68 of the Municipal Code of the City <br />of Pleasanton. These plans shall be approved by the Director of Building Inspection prior to the <br />issuance of a building permit. The site development plan shall include all required information <br />to design and construct site, grading, paving, drainage, and utilities. Specific items to be indi- <br />cated on the site development plan necessary to construct the improvements are to be in accor- <br />dance with the City of Pleasanton Private Development Design Guidelines adopted April 15, <br />1986. <br /> <br />City Council Conditions of Approval PUD-16 Page 9 <br /> <br /> <br />
