That the proposed project and subdivision shall conform <br /> substantially to the site plan, Exhibit A (dated "Received <br /> July 16, 1990"), on file with the Planning Department, <br /> except as modified by these conditions. <br /> <br />2. That the zoning of the subject property shall be PUD <br /> (Planned Unit Development) - High Density Residential. <br /> <br />3. That the installation of decks, gazebos, patio covers, spas, <br /> and related structures on the four lots shall be subject to <br /> the modified site standards contained in Exhibit C. <br /> <br />4. That, except as modified by the existing development plan <br /> and by these conditions, the uses and site development <br /> standards for the development shall be those of the <br /> R-1-6,500 zoning district. <br /> <br />5. That any alterations to the exterior of the four dwelling <br /> units (i.e. additions, remodeling, etc.) shall require a <br /> modification of the PUD. <br /> <br /> 6. That the applicant shall pay his pro rata share of the <br /> street improvements for the Rose Avenue frontage of the <br /> property (from the existing end of the Fair Street <br /> improvements to the southeast property line) prior to <br /> recordation of the final parcel map for the site <br /> (MS-90-4/PM-5976)- The specific details shall be as <br /> determined by the City Engineer. <br /> <br /> 7. That the final parcel map for the project, when submitted <br /> for recordation, shall depict the small parcel of land at <br /> the southwest corner of the intersection of Rose Avenue and <br /> Fair Street as being dedicated to the City for street and <br /> right-of-way purposes, as required as a condition of <br /> approval of Case Z-88-185. <br /> <br /> 8. That the final parcel map for the project shall be corrected <br /> to accurately depict the rear yard setbacks of the houses on <br /> future Parcels 2 and 3. <br /> <br /> SR:90:418 <br /> <br /> <br />
