CITY COUNCIL CITY OF PI~ASANTON ALAMEDA COUNTY, CALIFORNIA ORDINANCE NO. 1491 AN ORDINANCE APPROVING THE APPEAL (AP-90-15) OF CASE PUD- 90-13, THE APPLICATION OF S & S PROPERTIES (WESTBROOK) WHEREAS, at its meeting of October 24, 1990, the Planning Commission reviewed the application of S & S Properties for rezoning from "A" (Agricultural) to the "PUD (Planned Unit Development) - Medium Density Residential" District and for development plan approval to construct 40 single family residential units on an approximately 9 acre site located at 10890 Dublin Canyon Road; and WHEREAS, zoning for the property is A (Agricultural) District; and WHEREAS, within the time specified by the Pleasanton Municipal Code, S & S Properties submitted an appeal to the City Clerk of the City of Pleasanton; and WHEREAS, a public hearing was held before the City Council on November 20, 1990 at which time all pertinent testimony and documents were reviewed; and WHEREAS, after hearing all interested persons and receiving and considering all relevant evidence, the City Council makes the following findings: 1. That the project is in the best interests of the public health, safety, and general welfare; 2. The project is consistent with the City's General Plan; 3. The plan is compatible with previously-developed properties in the vicinity and the natural, topographic features of the site; 4. The grading takes into account environmental characteristics and is designed in keeping with the best engineering practices to avoid erosion, slides or flooding to have a minimal effect upon the environment as possible; 5. The streets and buildings have been designed and located to complement the natural terrain and landscape;
