n. The depth and areal extant of existing fill, and it's suitability for use as structural fill, <br /> shall be evaluated in detail by subsurface exploration and laboratory testing methods. <br /> The limits and depth of the fill should be presented in graphical form (e.g. an isopach <br /> map) to facilitate identification of this material during mass grading. <br /> <br /> o. An analysis on the physical condition (i.e. settlement or collapse potential) of the soils <br /> underlying any settlement pond shall be conducted and mitigation measures, if deemed <br /> necessary, shall be developed. <br /> <br />16. Differential Fill Settlement <br /> <br /> a. Native materials in areas receiving fills shall be properly stripped and subdrained as <br /> directed by the geote~hnical engineer. <br /> <br /> b. All fills shall be properly keyed, benched, and drained as directed by the geotechnical <br /> engineer. <br /> <br /> c. In all fill areas greater than 25 feet, special compac~on requiremen.ts to minimize <br /> differential settlement shall be applied by the geotechnical engineer. <br /> <br /> d. Prior to placing fills, all highly compressible natural soils shall be removed and <br /> replaced with engineered ~l. <br /> <br /> e Any fill in excess of 25 feet shall be monitored for at least one year, or as <br /> recommended by the geotechnical engineer, before construction proceeds on their <br /> surfaces. <br /> <br />17. Expansive Soils and Corrosivity <br /> <br /> a. Where deemed necessary by the geotechnical engineer, a lined "V" ditch shall be <br /> installed at the base of all slopes adjacent to developed areas. <br /> <br /> b. A drainage bench with. a lined "V" ditch shall be installed in all cut and fill slopes at <br /> 25 foot vertical intervals on all slopes greater than 30 feet in vertical height. <br /> <br /> c. Building pads shall be finish graded with 4 % slopes for a minimum of 5 feet away <br /> from the building foundations. Site drainage shall be directed toward the street or storm <br /> drain system. <br /> <br /> d. Landscaping and walks shall be installed so that the surface drainage system is not <br /> disrupted. <br /> <br /> e. The applicant shall prepare lot drainage requirements for review and approval of the <br /> City Engineer and Planning Director prior to any final map approval and shall include <br /> them in the CC&R's for the project. <br /> <br /> <br />
